Frequently Asked Questions

Where exactly is Trebartha located?

Trebartha is in Roslyn Gardens, Elizabeth Bay. If you take one of the lifts to Level 5 of the building, you'll find a very handy exit that is just a short stroll to Woolworths at Potts Point, Kings Cross railway station and all the shops, cafés and restaurants in Macleay Street.

Does Trebartha provide parking?

Secure, underground parking is available for some residents of Trebartha. Depending on availability, you may be able to purchase a licence to obtain exclusive use of a space. The license fee is $50,000.

Can we have guests stay with us?

Of course! This is your home. They are also most welcome to join you for meals in the coffee shop and dining room.

What if I go away on holiday?

Trebartha apartments are perfect for “lock and leave” lifestyles. A huge advantage is the ability to travel for as long as you like knowing that your mail is secure and your home is being looked after. St Luke's Apartments prides itself on its security – and your peace of mind is paramount. The building has an intercom security access and a 24-hour duty manager so you can rest assured that your apartment is in safe hands while you are away.

What about security?

Each apartment has a security intercom and a video screen that lets you see who is visiting you. For extra peace of mind there's also a duty manager on site at all times and St Luke's security personnel conduct regular patrols of the Trebartha grounds and surrounds.

Who is responsible for maintenance within the apartment?

St Luke's Care is responsible for the cost of maintaining supplied appliances, as well as the fixtures and fittings of all apartments. If any of the appliances such as the fridge, washing machine, air-conditioning, clothes dryer, oven, cook top or rangehood malfunction, St Luke's will repair or replace them with one of similar brand and quality.

Our on site maintenance staff will attend to day-to-day requests, such as replacing light globes, changing washers on taps and other minor work. Work that falls outside of the scope of St Luke's maintenance staff will be dealt with by an appropriately qualified professional tradesperson. This means that only trusted and reputable service technicians will be visiting Trebartha, ensuring greater security and quality of repair.

What do the monthly fee contributions go towards?

Trebartha is resident funded and generally fees instead of levies are used to contribute to services such as:

  • reception and 24-hour duty manager
  • gardening and landscaping
  • maintenance of common areas and community facilities, and
  • provision of a 24-hour emergency call system.

Fees are reviewed on an annual basis, as required by the Retirement Villages Act and Regulations. The fees are then presented to residents in the form of a proposed budget for approval. Fees vary according to apartment size and range from $754 to $1324 per month.

Is there a bus stop nearby?

Yes, there's a bus stop in Elizabeth Bay Road, 300 metres from Trebartha. A bus to the city runs approximately every 25 minutes, stopping near David Jones, Elizabeth Street.

Taxis are also plentiful and our receptionist will be happy to call one for you.

Do I have to pay stamp duty?

No. Stamp duty is not chargeable because you enter Trebartha Apartments under a license agreement. For more information, please see the following question on license agreements and don't hesitate to contact us if you'd like to discuss this further.

Financially, is buying a license the same as buying into a strata building?

No, however you have the same freedom and independence as you would have if you held a title agreement to your apartment, but you actually purchase what is known as a license agreement. This means that there is a deferred management fee payable when you eventually sell your property. Although this arrangement may be unfamiliar to you, it is a common arrangement with retirement living properties. We recommend that you sit down with one of our staff so that they can fully explain license agreements and answer any questions you may have. We also recommend that you seek independent legal advice.
